Over the past few weeks I’ve been flying all over Australia presenting Social Media for Real Estate to hundreds and hundreds of agents and one thing that I’ve started to notice is that as the market tightens, more and more agents are definitely looking for a different approach to their marketing.
Many are looking for that edge or unique strategy that helps to make their marketing stand out and attract people to them like a magnet.
And then there are other agents who, rather than thinking about using Magnetic Marketing strategies, I’ve heard lots of principals, salespeople & even real estate trainers talking about Going Back to the Basics. Yawn!
Some of the 'Old Backwards to the Basics' strategies don't have anywhere near the marketing penetration that they use to have back in the 80's and 90's. It's now time to adopt innovative marketing and do it strategically.
Going Backwards with your marketing & strategies is not the answer. Whilst it may generate some business for you short term the basic fundamentals of real estate have changed.
You see, for the first time in history people are now spending more time on the internet than they are watching TV. People don’t come walking into the real estate offices like they used to and more and more competitors are popping up throughout the marketplace as agents list properties well outside of their core area.
It’s getting very interesting out there & lots of agents and industry service providers are now searching for answers and the right way forward. And that’s what I really want you to think about too…Going Forward NOT backwards!!!
Rather than thinking about going backwards to the basics, think ‘Moving Forward to the Fundamentals.’
That way whilst your competitors are going back to the basics, you’re moving forward and the gap between you and then will just get bigger and bigger and bigger.

Today's success tip comes from Rudy Giuliani.
During his final months as mayor of New York City, Rudolph 'Rudy' Giuliani was involved in managing the aftermath of one of the most heinous acts of terrorism recorded in modern times- the terrorist act on the World Trade Centre, September 11, 2001. This event forced Mayor Giuliani to draw on every ounce of leadership experience he had garnered over his thirty year career. Leadership Principle 1. FIRST THINGS FIRST
I entered office in 1994, at a time when New York was a place of painful despair and hopelessness. I realised that in order to make any progress on the path to New York’s recovery I would need to start small, attacking New York’s problems one at a time. Doing this effectively meant knowing what first needed to be done.
Since 1981 I have started each working day with a meeting of my most senior staff members. By drawing key players together and creating an instant hub of daily communication, you take control of the day and prevent the number of issues facing you from spiralling out of control.
The significance of a morning meeting cannot be stressed enough. It plays a big part in effectively leading any organisation, especially more complex ones. The idea is to get as much work as possible out of the way at the start of the morning, which gives the rest of the day order and organisation. I was able to communicate with the thousands of employees and officers under my command through the representatives of each organisation or division.
Everyday, these leaders could convene or raise issues as needed, as well as receive instruction. Miscommunication was reduced because staff were working from exactly the same information and could communicate it effectively. Everyone knew their duty - from the Chief of Police to the garbage collector.
Post September 11, these meetings proved vital. Their frequency guaranteed constant, immediate follow-through. The social aspect also defused any resentment that might arise through tension.
Leadership Principle 2. PREPARE RELENTLESSLY
As a prosecuting attorney, I learnt first-hand that the biggest mistake even the best lawyers made was assuming too much. Assuming that opposing counsel would raise specific issues, that clients wouldn’t say ludicrous things or behave in ridiculous ways meant leaving yourself wide open to the unexpected. Being unprepared in either law
or a position of leadership is one guaranteed path to failure.
Eliminating assumptions through thorough preparation was a lesson I took with me to City Hall and one that would hold me in good stead during the difficult days after September 11. I would often envision possible outcomes of scenarios and situations to help in my readiness.
When asked how I was able to stay calm in the face of such a crisis, I spoke of the diligent preparation that my team and I had undertaken to rehearse responses to a wide variety of possible emergencies.
By blueprinting the specific actions of every single staff member in every agency, and simulating emergencies such as airplane crashes, sarin gas attacks and other situations that required tactical responses, we were as prepared as we ever could be.
You must instil preparedness in others. Push those who work for you to also create a regime of preparedness. They will pass it downstream and all will be more cohesive and ready when necessary.
