I've had a great response from last week's Success Tip about 'How To Get More From RealEstate.com.au Without Paying Extra Money' and received some amazing feedback from yesterday's attendees at the last Social Media for Real Estate Seminar for the year. I'm pleased that I could be of help to so many agents.

Plus, this week it was interesting to sit in on the live webcast about the new real estate industry award. There are some interesting changes taking place with pay structures for the Australian Real Estate Industry. (I’ll shed some more light on this in the New Year).

Also, I will be continuing the series on 'How to Get More From RealEstate.com.au Without Paying Extra Money'. but as a Special Pre-Christmas Success Tip I thought I’d share something that can actually help you get an extra listing or two before Christmas & help to kick start 2010 for you.

In reflecting on 2009, I'm sure lots of agents would have mixed emotions about whether they are happy to put 2009 behind them or there will be others who've had one of their most successful years ever.

Success Tip

How To Sign-Up That Extra Listing Or 2 Before Christmas

Do you have a potential seller who said to you that they don’t want to put their house on the market until after Christmas?

I used to get the same excuse over & over again at this time of year too, but then I found a couple of ways that helped to convince sellers to list their property with me prior to Christmas.

This approach has always helped me finish the year off really well. Plus, it also helped me win the listing over my competitors & ensured that my clients didn't list with someone else while I was away on holidays.

But, more importantly, I believed that it made a real difference for my clients.

To get an extra listing or 2, I would approach a large number of my previous market appraisals, wish them well for Christmas & discuss 2 important events that happen during the Christmas Break that most potential sellers aren’t aware of.

1.    Extra Traffic.

Christmas Property BuyersFirstly, during the Christmas Break, the level of traffic to internet sites like realestate.com.au, domain.com.au, etc increases because people have more time to look at property online.

Having their property listed prior to Christmas provides a great opportunity for a seller to have buyers looking at their home online that otherwise may not have been interested in buying/moving at all until they saw your clients home on the web.

Impulse buyers are an important part of the market & are often the purchasers that will pay the highest price because they are emotionally attached to the home.

If you can’t get the owner to place their property online during this time frame of increased levels of property lookers, then you can at least use the second strategy to list their property & get everything ready to hit the market straight after Christmas & beat lots of other New Year sellers to the punch.

2. Contracts

Secondly, and more importantly, there are lots of Solicitors/Conveyancers who go on holidays over the break & in some states of Australia, no marketing can commence on a property unless a Contract of Sale is prepared for the property.

Over the break this causes a delay in the marketing of most properties in the early part of the New Year due to Solicitors/Conveyancers having to process a backlog of contracts with lots of new listings coming onto the market at the same time.

Real Estate TimingWhich means that the person who says that they want to put their property on the market after Christmas ends up having to wait for the contracts from the solicitor & ends up hitting the market effectively in about the third week of January with a whole bunch of other properties that have had to wait for the contracts too.

Whereas, if the seller had the contracts ready from the solicitors prior to the Christmas Break they could market their home right in the middle of one of the busiest property seeking periods online.

Potentially they could beat lots of the other January property sellers to the market, while others are left waiting for the contracts from their solicitor.

Having the contracts ready & some of the marketing ready to go, could also help your clients to sell & move just in time for the children to start at their new schools right at the beginning of the year rather than part way through the year.

Timing the move to coincide with the start of the new school year is something that can be extremely important for parents looking to make the transition into school as smooth as possible for their children.
